good afternoon.good afternoon, everybody. welcome to the thinkofliving tv shows! i'm mr. boom.and i'm mr.oe. today, we're at the bts chongnonsi station in bangkok next to us is the "mahanakhon," a mixed-use project developed by pace development. this project is a luxury mixed-use high-rise skyscraper, which consists of a luxury hotel, retail and event holding spaces, called mahanakhon cube as well as about 200 residential condominium units
which called "the ritz-carlton residences, bangkok." and today, we're gonna take you through this project in details. let's go! "mahanakhon" is a luxury mixed-use skyscraper developed by pace development of bangkok, joint-ventured with the industrial buildings corporation plc. the project located on 3.6 acre site in the heart of bangkok’s central business district with a direct link to a bts skytrain station in sathorn district. the mahanakhon itself stands tall a 77-storey skyscraper, consisting of different types of property.
one of them being the bangkok edition hotel, the flagship luxury hotel brand of the marriott intertional, which is the first edition hotel in thailand, and also the seventh location in the world. also in this building is the ritz-carlton residences, bangkok, a residential projects from the ritz-carlton hotel company, a well-known international luxury hotel chain and resorts with 85 hotel destinations in 26 countries, including thailand's ritz-carlton reserve phulay bay in krabi province. and today, ritz-carlton comes to bangkok for the first time, in the form of a residential project, having 194 units situated in the mahanakhon.
and we would like to introduce you to this development. so first, let us first give you an overview of this project. mahanakhon is a 77-storey mixed-use development. when completed, it will reach 314 meters in height and become the tallest building in thailand. there is also a small 7-storey building in front of the tower, called the “mahanakhon cube,†a lifestyle and retail center comprising of famous shops and restaurants, connected to the bts skytrain station, and is available for public access some of the shops are dean & deluca, l’atelier de joã«l robuchon, vogue lounge by condã© naste, among others. there are four storeys underground for parking while visiting the cube retail center.
but for the residents of the ritz-carlton, there will be a separated parking lots at the tower basement, and in the adjoining building next to it, which is able to hold 100% reserved parking spaces, providing 1 parking space for each two-bedroom residence, and 2 parking spaces for each three-bedroom residence. on the design aspect, the tower's design will assume the shape of a square prism with the "cubic spiral" that cuts into the building surfaces, creating a three-dimentional "pixelated" effect to its appearance. in these "pixel residences," its protruding glass walls will give a unique feeling to the residents, and, of course, the price of the pixel units is set around 15% higher than the standard non-pixel residences.
in each floor of the tower, the 1st-20th floor are reserved for the super luxury bangkok edition hotel with the hotel facilities located on the 6th floor. the 7th floor is totally dedicated as a facilities floor for the residents only. while residents can go down to use the hotel facilities, hotel guests are not allowed to use those on the 7f. the facilities on the 7f consist of a swimming pool, fitness center, gardens, yoga center, pilates room, games room, as well as a personal theatre. the 21st and 22nd are for maintenance & services. the residential floors starts from 23rd onwards up to 73th.
on the 54th is a special sky facility there is a lounge and bar area exclusively for residents. there are also the conference rooms available for both personal and formal meetings as well as a library. the 55-56f are also the maintenance & servicing floors, so we're skipping that. the residential area from 57th to73rd floors are the sky residences zone, which are the special penthouse units with larger sizes, starting from around 300 sq.m. and for the last part of the building, the 74th to 76th level are the multi-level rooftop bar and sky restaurants. and finally, on 77th level, the highest floor of this building,
is an observation deck for enjoying the views from the top of bangkok. so now that we understand the mahanakhon project, let’s continue to the show unit in this sales gallery. ok, now we’ve just walked out from the elevator lobby. this is actually a simulated atmosphere of the residences. when you walk out from the elevator, this is what you would actually see. this is what it looks like inside the building. the elevator is quite different from other projects that we’ve been for example, this area in front is indented towards the elevator, it's like they made this to give a more elegant look to the door frame of the elevator.
alright, let’s go to the show unit. when you come in, you'll see that this is the main corridor of a typical floor. with the actual size exactly, this is the same as the actual size. with this size, we can actually ... have a 4x100 meter race. are you kidding me?
there are some decorative lighting features in the corridor too. and this is the entrance door that leads into the room. since this is only the mock-up room, the area of the residence will actually starts behind this door. yes, and you will get a wooden, oversized door like this. this is larger than the average doors used in most projects. let's get inside. when you walk inside, you will see a vestibule before you get into the living room.
but these decorations are actually not included with the residence. this one is for demonstration purposes only, the residences are just provided with painted white walls for further decorations. on this side, it’s a maid room. we will come back later on. on the other side are built-in cabinets for storage. ah......to keep the room tidy. there is another door here connecting to the living room. let's go inside. and now we're in the living room!
this is a three-bedroom residence. the total area is 226 square-meter, which is quite big for a three-bed. you will realize the dimension of the room when you walk in. because the floor-to-ceiling height of this room is 3.1 meters. 3.1 meters! the average ceiling height is around 2.4 meters in many thai developments, so, at 3.1m, this is quite high. this unit comes with a "fully-fitted" package. which includes flooring, painted walls, ceiling, lighting (& electrical outlets)
air-conditioning system, kitchen cabinets, and fully equipped bathroom. but the furniture is not included. first, let me show you the flooring materials. this is parquet floor. parquet. but this is different from the parquet we're used to i don't think i've seen this before... for this kind of parquet, when the wood is cut, the "end" grain of the wood is used to make the flooring. instead of using the "face" grain.
correct, and when you walk, you will have a different feeling from the normal ones because the texture is quite unique. let's take our shoes off... you will feel that it's a bit rough, and not smooth. giving a natural wooden look. next, let's take a look at the kitchen, you'll see that there is a kitchen island in the middle. quite a big one... this kitchen collection is from the brand... "armani/dada."
which is also a world-class brand. you might feel that it looks a bit dense and solid, but actually it can be folded down like this. then, when this opens it turns into a counter bar that you might wanna sit here and have some drinks. and place some bar stools around here. the reasons that they make it foldable like this is because sometimes your kitchen might look untidy so it's better to leave it closed. and sometimes it might get in the way if it only stays opened.
exactly. and on the other side, let's take a look on the other side of the kitchen. for now, we'll leave this open to connect the space. for this open-type kitchen, you could prepare some basic meals here, or the one that doesn't leave a strong smell. and when you have visitors, either friends or family, we can use this area to prepare the food together. there is enough space. for example, you can rinse some fruits and vegetables in the sink over here.
this open-type kitchen is actually capable of most basic meals however, when you need to cook some food that might leave a strong smell, like most thai dishes, there is a "closed-type" thai-style kitchen in another room, which we'll bring you there later. but for now, we'll look at the rest of the kitchen first, the oven and hob appliances are "gaggenau." given these equipment, we can still prepare several dishes here, i think all the drawers and cabinet doors are soft-closing. and on this side is the refrigerator. the refrigerator is from siemens and it is integrated into the kitchen cabinets
let's take a look at the dining area over here is a dining table which separates the kitchen and living area apart from each other. actually, the standard room does not come with any furniture but i think that it's interesting to look into the interior details of this show unit. because the interior of this show unit, including all the furnishing and decorations, was designed by the "david collins studio." all the furnishings you are looking at were actually custom-made.
all specifically for this room. yes, and they carefully keep the tone and harmony of each items as you would expect from a world-class designer. let's see how they did. for example, this is a four-seat dining table, but it is actually a bit over-sized for four people. normally, you could fit 6 or even 8 seats with this size of table. you'll notice that they do not use chairs with high backrest. because they don't want to interrupt the view nor the flow of the space.
and for this cabinet, there's a little gimmick inside. ahhh! that's a party box! yes, this is actually a hide-a-bar wine cabinet, which can keep our drinks in place. and for this one, this is... a shelf - for keeping books and decorations or art objects like these. you'll notice the curvature of the shelf board
that goes into harmony with the leg of this table both are made of wooden material. you can sit and work here. on this side is a tv zone. there is an l-shaped sofa as well as a small island that can be placed here. you can sit back and watch tv from there. sofa and working table were positioned together in a manner that all the family members can join together in one space. while mom and children are watching tv, dad can also be working here and still near the others.
exactly. on this wall here, they usually hang a tv. however, instead of using solid tv cabinets, like wooden cabinets, they put these glass panels and hung them on the wall to make a shelf like this making them transparent and looking spacious. and, we keep our tv here on the wall, with an artificial fireplace underneath
making it looks more cozy. they know thailand is cold, right? it's hot! the fireplace actually makes us feel like living in a house. not like living in a condominium. and also like we're living in new york. the sofa is positioned near the windows for taking the views. you will notice that the floor seamlessly meets with the glass panel.
they are full-height, floor-to-ceiling, and also frameless glass walls. it offers an unobstructed and panoramic view of the surroundings. and when you look from outside, you will see a large single glass panel. of course, when you look at them, from both inside or outside, they look more beautiful and elegant than the normal windows, but you have to sacrifice the balcony for this feature, and you cannot have windows and openings as well. however, the building has secondary operable ventilation panels, in order to control indoor air quality,
so you don't have to worry about that. let's go to the bedroom quarter. ok. here we are in the bedroom area. you'll notice that there is another sliding door here separating the bedroom quarter from the living quarter. to separate the private zone from the public zone. yes, and now we're stepping in to this "inner corridor" that will splits into three bedrooms. here is a powder room,
this is basically a toilet that anybody, usually people from the living room, can come to use. you'll see that the sliding door can be fully opened and hidden between the wall panels. the door handle is also hid inside. you only need to pulled it out to close the door. looks tidier. inside the powder room contains the washbasin, and a toilet with the tank integrated into the wall. this type of toilet doesn't take much space in the room, so the room gets bigger. and for the bedrooms, there are three bedrooms, each of them has its own bathroom. we'll start from this one.
what we see when we first came in, is the closet that stretch onto the left side of the wall and the opposite side is the bathroom we can see that the sliding door is used here again. the bathroom is decorated with marble, which gives a luxurious element. inside the room, they put a standard single bed here, but actually, there is enough space for a full-sized double bed, or even two twin beds. and, you know,
the wallpaper of this room, they used denim! and there is the stitching as well. look like real jeans. yeah, they seem to make this room for teenagers. but you know, lots of teenagers wear ripped jeans, boom, can you make some scratches on the wall a bit? no way! you should go buy this room first. this area here actually still has more room at your disposal
you can put in an armchair, or a daybed if you want. and on this side of the wall, we can put in built-in cabinets can place a tv here, or modify into a working area like this. so it's free-style yes, it's up to you because there's still enough space to do so. another bedroom has a similar layout and function to this one. so, let’s skip it and continue to the master bedroom.
good. the design and decorations of the master bedroom is quite different from the other two. assuming that the adults will be using the room. you'll see that a bed has been placed at the back of the room. you can place a 6 feet king bed here. and you'll notice that there are glass panels on both sides of the wall. so you can appreciate a panoramic view from this corner. however, for this type of windows, even though you could take a nice view from here,
but, in case you want to put a tv at the end of your bed, it will be a bit difficult. in case you really need a tv, you might want to consult an interior design to let them help you on the furnishing as well as the cable wiring. over there is the bathroom and a walk-in closet. again, partition with a sliding door. when we walk inside, the lights will be switched on automatically thanks to the motion sensor.
and if you look at the lighting design, you'll notice the different as well. they integrated the lamps into the shelf boards. i see, they use the glass panels and put the light inside. yes, so the light is not disturbing your eyes. all the fittings and drawers here are also soft-closing, which is good. wow, they also give us a whip. that's a belt man. and for the bathroom, there is another door here
but if you look closely you'll see the difference. and this is not a frosted glass as well if some of you are guessing. however, there is a piece of silk inside this glass door. you still get the privacy, but the silk can soften the atmosphere of the room. and if we open this door, what you'll see is an en-suite bathroom with its flooring, walls, as well as the counter, all decorated with white and black marble all with the same pattern this is pretty much like this bathroom was carved from a whole single piece of marble, and put all the stuff inside.
there are double washbasins, for his and her. you can even brush teeth together with your mate each every morning! after brushing your teeth, a person can take a shower in one room, while the other can use the separate toilet. in case you want to use the bathtub, you can come over here to soak your body. and since this is a glass wall, you can also enjoy the view here. for some people who really enjoy using the bathtub,
there is still some space for you to fit in a bigger bathtub, or even upgrade to a jacuzzi if you need one. for the last part of this unit, we will go explore the maid's quarter let's go. the maid's quarter is here, separated by another sliding door. it's actually next to the entrance. the first section is a laundry,
where you can place a washing machine or a clothes dryer. each section in the maid's area is partitioned by a sliding door. and this section is the asian kitchen, where you need to cook some food that has a strong smell again with another sliding door. at the end of the maid's quarter is the maid's bedroom, where you might fit in a bed for the maid, and leave other space for the maid to do their work, such as laundry. and finally is the maid's bathroom,
which also uses a sliding door for partitioning. do you think they sell this room separately? they might do. we can just stay here, you know. yeah, there's actually enough space and function. and that is the show unit of the ritz-carlton residences, bangkok at the mahanakhon development, yes, and we will have a brief summary outside. yeah, let's go.
ok everybody, we have spent a lot of time to exploring the sales gallery. that was actually be a project that took us the longest time to go through since each room was very detailed. mr.oe, the same question for every development: who do you think that are reasonably fit with the ritz-carlton residence? this project, first of all, should be suitable for those who seek a residence that situates in the heart of bangkok cbd. moreover, the mahanakhon tower itself is very unique in its architectural design. with 77 floors and 314 meters height, it will make bangkok's tallest skyscraper when it's completed.
it wouldn't exaggerate to say that mahanakhon will be the next iconic landmark for thailand's capital. the whole project doesn't only have the residence part, but also incorporated some commercial area, such as the hotel, shops and retails, as well as the space for holding events. these commercial parts will help adding "services" to the residence. for instance, the residents also benefit from the hotel services. however, you must understand that this is not purely a residential project. also the price for this residence is very high because during their first launch in 2012, this project had previously been a leasehold property
however, since march 2014, this project has already been selling as a freehold property. so you can gain its ownership. exactly, and that makes the ritz-carlton residences becomes one of the most expensive residences in thailand. (approx. usd1.1m - 17m) therefore, the person who would consider buying this residence, first, must have the financial capabilities let's say, to the level that you wouldn't get yourself into trouble. and i believe that, the person who can afford this kind of property, should be able to pick almost any kind or any type of residential projects in thailand. so, in order to see if you are suitable to this residence or not,
i would recommend that come and see for yourself. come to visit the project on your own and ask yourself that this location, this design and the function is it what you after? whether you like it or not. if you like it, and wouldn't hurt to pay that much money
